How to handle picky Airbnb hosts
Most "it wasn't clean" fights come from standards that live only in the host's head. Write them down once, per property, then prove each turnover with photos.
Why hosts are picky
Airbnb expects listings to be clean and free of health hazards before every check-in (Airbnb help). Guests can report a cleanliness problem with photos within 72 hours, and it may be covered by Airbnb's rebooking and refund policy (Airbnb help). So one missed spot can cost the host money, and that's why they push hard on standards.
1. Write per-host house standards
Make each item specific. Properly's blog puts it this way: "Clean bathroom" is not a checklist item; "scrub shower walls and door, clean toilet inside and out, wipe mirror streak-free, replace towels" is (Properly blog). Record the host's own quirks: towel folds, bed setup, the coffee station, where the spare linens go.

2. Photo-proof every turnover
Use timestamped photos of each room plus the host's "must-photo" spots. Tools: TurnoverProof: Not published on homepage price unverified; CleanProof: Free: 1 active job; Solo $49/mo (per search summary) price unverified; Properly: Standard from $12.99/property/mo; Pro from $14.99; Real-Time Inspection from $5/inspection. More in photo checklist apps.
Watch out for
- Spots that checklists often miss. TidyStay's turnover checklist calls out the microwave, dishwasher seal and remotes with dead batteries (TidyStay, a vendor).
- Agreeing to new standards by text. Update the written standards so the next cleaner knows.
- Damage. Photograph it before cleaning so it isn't blamed on your crew.
When a host complains (editorial)
- Ask for photos and the exact spot.
- Send your timestamped photo of that spot.
- If you missed it, fix it fast and add it to that host's standards.
