What an AI tool actually does

Most tools for cleaning companies are apps that take a repetitive office job off your plate: answering the phone, working out prices, scheduling, chasing invoices. Some use AI, meaning software that can understand speech or text and reply. Many don't, and that's fine. What matters is whether it saves you time or wins you jobs.

5 things these tools do for cleaning businesses

Answer the phone when you can’t

You’re mid-clean and a new customer calls. An AI receptionist picks up, takes their details and can book them, or a text-back tool texts them right away so they don’t call someone else.

Example: Rosie: from $49/mo (vendor page, checked 2026-10-16)

Turn Airbnb checkouts into jobs

A turnover tool reads each rental’s booking calendar. When a guest checks out, a cleaning job appears and your cleaner gets a text. No more copying dates from messages.

Example: TidyStay: from Free for 1 property (vendor page, checked 2026-10-19)

Send a quote in minutes

Enter the house size or measure it from a satellite picture, and the tool works out the price and sends a tidy quote while you’re still on the phone.

Example: QuoteIQ: from $29.99/mo (vendor page, checked 2026-10-19)

Let customers book online

Customers pick a time on your website and pay or leave a card. The schedule assigns a cleaner without double-booking anyone.

Example: Zenbooker: from $29/mo (vendor page, checked 2026-10-19)

Prove the clean with photos

Take before and after photos room by room, tick a checklist and send the host or client a PDF. Settles “it wasn’t clean” arguments.

Example: CleanScout photo report app: free, no signup

How to pick your first tool

  1. Pick one headache. Missed calls, slow quotes, messy scheduling or chasing payments. Fix the one that costs you the most first.
  2. Check it works with what you already use: your calendar, Airbnb or Vrbo, QuickBooks, your phone number.
  3. Work out the real monthly price at your size. Look for per-user, per-property, per-minute and text-message charges, and whether the low price needs a yearly payment.
  4. Start free. Use a free plan or trial and test it on real jobs for a week. For phone tools, make a few practice calls first.
  5. Add a second tool only when the first one sticks.

Jargon, explained

AI receptionist
Software that answers your business phone, talks to callers in a natural voice, takes their details and can book jobs. Usually priced by minutes or calls.
Missed-call text-back
When you can’t answer, the caller automatically gets a text from your business number within seconds, so the conversation keeps going.
CRM
Customer relationship management. In plain terms: your customer list, with each customer’s jobs, quotes and payments attached.
Field service software
An all-in-one app for businesses that work at customers’ homes: quotes, scheduling, invoices and payments. Jobber and Housecall Pro are examples.
Calendar sync (iCal)
A link that lets one calendar read another. Turnover tools use the iCal link from Airbnb or Vrbo to see every checkout.
Billed yearly vs monthly
Many tools show a lower monthly price if you pay for a whole year up front. The month-to-month price is usually higher.
Per user / per property
How the price grows. Per user means each extra team member costs more. Per property means each extra rental costs more.
Integration
Two apps that share information automatically, so you don’t type the same thing twice.
Free trial vs free plan
A trial is free for a set time (often 14 days). A free plan stays free, usually with limits.
