Free calculator · Airbnb/STR turnovers

Airbnb turnover cleaning price calculator

Work out a price per turnover from your own labor, travel, supplies, laundry and margin. No signup, nothing is saved or sent anywhere, and it works offline once loaded.

Every number pre-filled here is a placeholder assumption, not industry data or a recommended rate. Replace each one with your own: time a real clean, use your actual wage and costs, and pick your own margin.

The property
Your crew and costs
Time assumptions: minutes per room (edit these to match your crew)

These minutes are total person-minutes (all cleaners combined) and are placeholders. The best number is your own: time three or four real turnovers and average them.

How to use it

  1. Enter the property: bedrooms, bathrooms, and square feet if you know it. Pick how linens are handled and tick the extras.
  2. Enter your costs: what you pay cleaners per hour, extra employer costs on top of wage, supplies per clean, and travel.
  3. Calibrate the time assumptions. Open "Time assumptions" and set minutes per room from turnovers you have actually timed. This matters more than any other input.
  4. Set your margin and compare the suggested price with what hosts in your area offer. If local offers are below your cost, that property may not be worth taking.

FAQ

How does this calculator work out the price?

It adds up your cost per clean (labor for the estimated minutes, paid travel time, vehicle cost, supplies and any laundry service), then divides by one minus your target margin. For example, with a 30% margin the price is cost ÷ 0.70, so 30% of the price is profit. A rush surcharge, if ticked, is added on top.

Are the default numbers typical rates?

No. Every pre-filled number is a placeholder assumption so the calculator shows something on first load. They are not industry data or recommended prices. Replace them with your own wage, costs, margin and timed minutes.

How do I get accurate minutes per room?

Time a few real turnovers at properties you already clean, note bedrooms and bathrooms, and adjust the time assumptions until the estimate matches what actually happened. Enter total person-minutes, so two cleaners working one hour is 120 minutes.

What is the difference between margin and markup?

Margin is profit as a share of the price; markup is profit as a share of cost. A 30% margin equals roughly a 43% markup. This calculator uses margin.

Can I share or save my numbers?

Yes. Click "Copy a link to share" and the link stores your inputs in the address (nothing is sent to us or saved on a server). Open it later or send it to a partner to see the same numbers.
