How to price Airbnb and STR turnovers

Hosts need a predictable cleaning cost they can pass through as a guest cleaning fee. Most turnover companies quote a flat rate per clean, then add for size, linen, rush windows and extras. Build your floor from your own costs; treat published ranges as a sanity check, not a quote.

Three common models

Published third-party ranges (not our rates)

These are vendor or industry-blog figures for what cleaners are paid or quote. Markets vary widely. Always build from your labor, travel, supplies, laundry and margin.

Build your floor (editorial)

  1. Time a real 2BR/2BA with a normal mess; use that hours × loaded labor cost.
  2. Add drive time, consumables, linen (on-site wait or off-site laundry), and photo/reporting time.
  3. Divide monthly overhead (insurance, software, phone) by expected monthly cleans.
  4. Add the margin you need to run a business. TidyStay's formula example adds roughly 15–25% after costs (TidyStay).
  5. Compare to local host offers and adjust; do not undercut your floor.

FAQ

How much should I charge for an Airbnb turnover?

It depends on your market, property size, linen and rush windows. Third-party 2026 guides (TidyStay, Comura, hostcare) publish ranges by beds or cost-of-living; build your own floor from labor, travel, supplies, laundry and margin, then sanity-check against those sources.

Should STR cleaning be flat rate or hourly?

Flat rate per turnover is the usual model for routine cleans because hosts need a predictable cost. Hourly fits deep cleans or first visits when scope is unknown.

What extras should I charge for on turnovers?

Common add-ons include same-day or tight windows, pets, hot tubs, excess mess, and restock beyond a small included amount. Spell them out in the host agreement.
